Rules, Regulations, and Policies

A few of our requests and requirements to make everyone's stay enjoyable, safe, and fair.

General Rules

  • Quiet Hours 11p-7am.
  • Drive slowly... you're on vacation.
  • We ask that you park in parking areas and not on grass.
  • We love pets. RV Park and Primitive Camping Guests are welcome to bring their best friend with them. Tiny Cabins are pet-friendly for a fee of $35 per pet (no aggressive breeds).
  • Fires – We only permit burning in fire rings.
  • Golf Carts are wonderful (and we recommend renting one), but we can't allow ATVs or side-by-sides.
  • Camping by reservation in designated sites only.
  • Tents in approved areas only. To respect everyone's space, please no tents within 100 feet of cabins or rv sites.
  • No more than 2 vehicles per site (anything that has wheels is a vehicle).
  • Max Occupancy at RV Sites is 4 people.
  • Registered Guests Only. To keep Sundance quaint and peaceful, we have a strict policy prohibiting any outside visitors.
  • Inflatable/Portable/Kiddie Pools are not allowed.

How to Check-In

Check-In is at Lighthouse Resort & Marina (Map) and it's on your way to Sundance Camp. We will finalize details and provide you with keys and gate code at check-in. If you plan to arrive after our office closes, we will try to contact you prior to the office closing to arrange payment and give you details.

  • Check-In time is anytime after 3pm.
  • Check-Out time is 12pm, except Sundays where late checkout is 5p and included in your stay.
  • If you choose to pay cash, a $250 security deposit is required on a Major Credit Card for each cabin.
  • Payment is due upon check-in and full payment is required prior to us giving you your access to the property.
  • When booking three or more properties (cabins and/or rv sites), we require full payment when booking and this is non-refundable. We strongly recommend each member of large groups to book their reservations individually.
  • Minimum stay is 2 nights during the peak season (April 1st- October 31st) and during Texas and Oklahoma Spring Break weeks (Usually middle of March).
  • Holiday Weekends and other special events require a 3 night minimum.
  • Minimum age of renter is 25 years old and must be present during stay.

Cancellation Policies

  • Full payment is required upon booking. We accept Mastercard, Visa, American Express, Discover, or Cash as forms of payment. We're sorry, we currently cannot accept Checks unless prior arrangement is made.
  • Once booked, your are responsible for your entire stay. No refunds or changes may be made.
  • Large bookings for three or more cabins and/or rv sites require full payment at time of booking and this payment is non-refundable.
  • Once you have checked-in, you are responsible for payment for your entire stay. If you need to depart prior to your original check-out date, please see management. No refunds will be made for cancellations due to weather, road conditions, acts of nature, mechanical/electrical failure or malfunctions with TVs or other equipment, family emergencies, sightings of insects and rodents or other circumstances beyond our control.

Pet Policies

  • We love pets, and they are permitted at Tiny Cabins for a fee, RV Sites ,and Primitive Camping,
  • Pets must remain on a leash at all times.
  • Please don’t leave your pet unattended.

Rates

Prices range $150 – $400 per night for tiny cabins. We recommend booking early so you can be sure to get the best rate possible. The rate includes:
  • Tiny Cabin accommodations for two guests (4 for Tiny Cabin 4, 3 for Tiny Cabin 7)
  • Any Catering options need to be added a minimum of 3 days in advance and may not be available on major holidays
  • Coffee, refreshments, and in-room water in your cabin and refreshed throughout the day
  • Nightly campfire with gourmet s’mores and treats (Fridays and Saturdays)
  • Personal concierge services to assist with recommending activities prior to and during your stay

Policies

  • At time of booking, you will be asked for the number of guests in your party.
  • See each tiny cabin's page to see how many it may sleep. We don't permit  more than 2 adults in each tiny cabin, except Tiny Cabin 4, which can accommodate 4 adults (2 full beds)
  • A rollaway bed may be added (tiny cabin 1, 2, & 3) at an additional cost of $100.
  • Children under 6 may sleep in the king bed (tiny cabins 1, 2, and 3) with their parents at no additional cost.
  • Tiny Cabin  6 has 4 twins setup as bunk beds and can be added to other rentals at a reduced rate for children 7-18.
  • We love pets but we sadly have had too much damage to our beloved tiny cabins and therefore our tiny homes are NOT pet friendly. Sorry.

Prices range $40 – $240 per night for RV Sites (for two adults). We recommend booking early so you can be sure to get the best rate possible. The rate includes:
  • RV Site, Picnic Table, Fire Ring
  • Any Catering options need to be added a minimum of 3 days in advance and may not be available on major holidays
  • Nightly campfire with gourmet s’mores and treats
  • Personal concierge services to assist with recommending activities prior to and during your stay

Policies

  • At time of booking, you will be asked for the number of guests in your party.
  • We allow RVs and Campers up to 30 feet long
  • We allow up to 4 adults and 6 persons max at campsites.
  • No tents may be setup in the RV Area, but we do have primitive camping options on property.
  • We welcome your pet, just please clean up after them and keep them leashed (it's the law).

Rates

Prices range $20 per night per person for Primitive Camping. We recommend booking early so you can be sure to get the best rate possible. The rate includes:
  • Beautiful primitive camping environment
  • Restroom and Shower facilities
  • Access to water nearby
  • Any Catering options need to be added a minimum of 3 days in advance and may not be available on major holidays
  • Nightly campfire with gourmet s’mores and treats on Friday and Saturdays
  • Personal concierge services to assist with recommending activities prior to and during your stay

Policies

  • At time of booking, you will be asked for the number of guests in your party.
  • Pricing is per person and is strictly enforced for everyone's comfort.
  • Campsites are not designated but we only allow camping in certain areas.
  • Please keep at least 100 feet away from the shoreline or cliffs
  • We allow up to 8 person tents. If you have a large group, please discuss with us.
  • Fires in approved and designated fire rings only.
  • There are dispersed picnic tables and you have full access to our community areas.
